A coated garage floor is one of the few home projects where the DIY version and the professional version are not the same thing at different prices. The chemistry is different, the surface preparation is different, and the realistic lifespan differs by a factor of four. Here is what each route costs in 2026, and the two preparation steps that decide whether your floor is still bonded to the concrete in five years.

What Professional Installation Costs

Professionally installed coatings run roughly $5 to $15 per square foot, and almost the entire spread comes down to which chemistry you are buying and how much grinding the slab needs first. For a standard two-car garage of 400 to 500 square feet, that puts most quotes between $1,200 and $3,500 with preparation included.

A quote at the bottom of that range usually means a thinner build over lighter preparation rather than a genuine discount, so ask two specific questions before comparing numbers: how many mils thick the finished coating will be, and how the slab will be profiled. Professional systems are typically laid down at 12 to 20 mils or more over diamond-ground concrete, and that combination is the reason they last.

What the DIY Route Actually Costs

A consumer coating kit for a two-car garage runs $150 to $600 depending on the chemistry and how many coats it covers. That is the number everyone quotes, and it is not the project cost. All-in, a careful DIY job lands between $1.50 and $3 per square foot, or roughly $300 to $900 for the same two-car garage a contractor quoted at $1,200 to $3,500.

The gap between the kit price and the real price is preparation, and it is not optional. Budget for it up front rather than discovering it on Saturday morning.

The Two Steps That Decide Whether It Lasts

The first is the profile. Modern coatings need a concrete surface profile of CSP 3 to 5 to form a mechanical bond with the slab. Diamond grinding produces that. Acid etching produces CSP 1 to 2, and unlike grinding it cannot be applied evenly across a floor. This is why professional installers grind almost without exception, and why a coating that was etched instead has a markedly higher chance of peeling inside one to three years.

The second is moisture, and it is the one that catches people out, because a slab that looks and feels dry can still be pushing vapor up through itself. If the moisture vapor emission rate is above the coating manufacturer’s threshold, the coating delaminates from underneath regardless of how well the surface was prepared. The failure begins under the film, where nothing is visible until it lets go.

Testing is cheap relative to redoing the floor. A calcium chloride test runs $30 to $50; a relative humidity probe reading runs $100 to $150. If the reading comes back high, a moisture mitigation primer adds $2 to $4 per square foot, and that single line item is what tips a lot of slab-on-grade garages from a DIY weekend into a job worth hiring out.

When Each Route Makes Sense

  • DIY if the slab is relatively new, uncoated, and tests dry, and you are willing to rent a grinder rather than etch. You are trading several years of lifespan for roughly two thirds of the cost, knowingly.
  • Hire it out if there is an old coating already peeling, if the garage sits below grade, or if you have ever seen white efflorescence on the concrete. Removing a failed coating is harder and dirtier than applying a new one.
  • Hire it out for polyaspartic specifically. It outlasts epoxy comfortably, but the working time is short enough that a first-timer ends up fighting a curing floor.
  • Whichever way you go, run the moisture test first. It costs less than a tank of fuel and it is the cheapest possible insurance against doing the entire project twice.

If You’re Taking the DIY Route

Four things worth having sorted before you open the coating kit.

  • Calcium chloride moisture test kit (3-pack) — Do this before you buy anything else. Three tests lets you check near the door, mid-floor, and at the back wall, which is the pattern that actually catches a problem, because vapor drive is rarely uniform across a slab.
  • Rust-Oleum Quick Prep cleaner, degreaser and etch — Oil and tire residue have to come off before anything else happens, and a general-purpose degreaser is not the same as one formulated to leave concrete ready to coat. Worth being clear that this is an etch, not a substitute for grinding.
  • Diamond cup wheel for the grinder — The rental yard supplies the machine; the cup wheel is a consumable, and rental wheels are frequently worn flat. Bringing your own is the difference between a real CSP 3 profile and an expensive polish.
  • Rust-Oleum EpoxyShield garage floor coating kit (2.5 car) — The default starting point for a DIY floor, sized for a two to two-and-a-half car garage in one box. Buy it last, once the moisture test has come back clean.

Stop and call a contractor if the slab already carries a coating that is peeling, if the garage sits below grade, or if your moisture test comes back above the coating’s threshold. Coating over a moisture problem does not slow it down, it conceals it until the film releases in sheets.

The expensive mistake is treating the coating as the product. The coating is the cheap part. What you are buying, from a contractor or from your own weekend, is the preparation underneath it, and two floors finished with an identical kit will behave completely differently depending on whether the concrete was ground to a profile and confirmed dry beforehand. If the budget only stretches far enough to do one thing properly, do that.
